Flanagan Real Estate today is a solo entrepreneurship for Sean to spin his wheels, chasing deals. Period. The end.
If only that were true. In reality, deals take a long time, and activities need to fill the time between the hurry up and waits.
Sean Flanagan’s career climbed steadily through blue-chip institutions before pivoting into entrepreneurship. He began at FirstBank of Colorado as a teller honing cash-management discipline, then widened his operational view in treasury accounting at Laramar Group during the post-recession real-estate shake-out. Nearly a decade at HSA Commercial Real Estate out in Chicago followed, where he advanced from property staff accountant to Vice President of Development & Acquisitions, helping deliver roughly eight million square feet of medical, retail redevelopment, and speculative industrial projects across six states. In 2021 he joined Broe Real Estate Group as Vice President – Industrial Development, steering a 300-acre Colorado logistics park with a rail-served cross-dock BTS anchor development and aiding master-planning a 1,400-acre Kentucky brownfield redevelopment. The institutional chapter culminated at a public REIT, where, as Vice President / Investment Officer for Denver and Reno markets, he directed capital deployment, land acquisitions, and large-scale strategies—including an 1,800-acre site on the California border he personally code-named project hotdog.
Since founding Flanagan Real Estate LLC in September 2023, Sean has shifted from corporate balance sheets to owner-representation and development-management consulting, pairing CPA-level underwriting with boots-on-dirt execution. Recent mandates span distressed office-tower acquisition advisory, personal investments in mixed-use retail development, rezoning and minor-subdivision work across metro Denver, co-GP structuring and debt syndication for multiple industrial projects (distribution, IOS, shallow-bay, and micro-flex), and conceptual planning for a 1,000-acre residential mountain lake community. The common thread: turning raw or under-utilized land and complex entitlements into bankable proformas and build-ready sites.
Parallel to his development practice, Sean serves as an associate broker with HydroSource, guiding clients through Colorado water-rights transactions and advising on resource-portfolio optimization. He also maintains ownership of a six-acre homestead that doubles as a living lab for water conservation and small-scale agriculture. Whether troubleshooting his own goat and sheep ranching wildfire mitigation business experiments or structuring multi-million-dollar water deals, Sean remains anchored by the same principles—disciplined numbers, imaginative land use, and a commitment to leave every watershed and community stronger than before.
Rooted Close to Home
After years of chasing projects across time zones, my compass now points firmly to Colorado. By focusing on local developments, I trade red-eye flights for school drop-offs, late-night spreadsheets for bedtime stories, and groundbreakings close enough that my two daughters can watch the big machines roll. Staying present isn’t just a perk—it’s design intent, baked into every decision about which deals to pursue and which ones to pass.
Working where I live keeps me accountable to the people who matter most: a fearless wife who’s equal parts sounding board and partner, and two curious girls who measure success in playground slide counts and pancake-dough quality. The result is a business built on family rhythms—responsive, rooted, and committed to leaving our own backyard stronger than we found it.
